With the desire to continue to support the owners at Hiyori Garden Tower, we provide apartment management services to offer more convenience in securing the value of the apartment during the rental operation. Service content includes:
APARTMENT MANAGEMENT BEFORE LEASE
FREE TO CUSTOMERS USING OUR BROKERAGE SERVICES.
  • Key management
  • Manage potential tenants and brokers visiting the apartment
  • Check the apartment weekly: open the door to allow fresh air ventilation, check the water system, electrical system.
  • Report problem if any
  • Notify of invoices incurred
  • Take photos and introduce the apartment for rent to customers in need
  • Search and select tenants in accordance with the requirements of the owner
  • Work with outside agents on behalf of the owner to find tenants
  • Support customers with procedures to hand over the apartment before entering
  • Regularly update the rental price at Hiyori Garden Tower and other apartments in the area
APARTMENT MANAGEMENT DURING THE LEASE TERM
WITH REASONABLE COST.
  • Support in resolving problems related to tenants: inquiries, complaints, violations.
  • Register temporary residence for tenants, act as intermediary between tenants and authorities when problems arise
  • Manage and store the contract safely and ensure the proper implementation of the contract
  • Collect rent from the tenant on behalf of the owner: Pay charges and bills on behalf of the owner when due, including building management fees, electricity, water, telecommunications bills (if those are under the responsibility of the owner) After deductions of paid expenses, transfer the remaining rent to landlord along with invoices.
  • Work with tenants to ensure the safety of properties and equipment in the apartment
  • Cooperate or assist in solving unexpected problems
  • Support in liquidate or extend lease contract with tenants
  • Inspect and complete procedures when tenants return the apartment: check the condition of the apartment and equipment, record the damage, request damage handling, refund the deposit.
  • Report apartment status periodically or upon request
